I found this item in last weekend's "The Australian Magazine" in  the Homehunt section:

This is the owner's home on a pioneer town
tourist development. It comes with 4km of
narrow-gauge railway, two steam locomotives
and rolling stock, sawmill plus 4ha of
bushland. The two-storey home has four
bedrooms, two bathrooms, office, family
room, attic storage and adjoins a 70-seat
restaurant. Asking $1.2 million.

The price seems reasonable considering the train set included and I would assume one of the locos would be a replica Garratt.
