To answer your questions:

New to Sydney to see:

major station upgrading either finished or in progress at many major
stations
Olympic Park and light rail as you mentioned.

Newcastle suburban trains:

Electric 2 car K sets - basically every 30-60 minutes between Newcastle and
Morrisett
Endeavours, Diesel rail motors - basically every 15 minutes (M-F) from
Newcastle to Hamilton, Waratah, Warrabrook, Beresfield, Thornton, Metford,
Victoria Street, Maitland, Telerah and every 30 minutes for any other
station. Look out for the repainted  DMU's - see if you can tell the
difference between the repainted cars and an Endeavour from 500 metres away.

Good gunzel spots (especially if travelling by train)

Close to Sydney  - Southern Pylon of Harbour Bridge, Sydney Central,
Macdonaldtown station (gives views of main and Illawarra lines), Parramatta
River, Meadowbank (short walk from station or at ferry wharf)

Newcastle - Newcastle, Broadmeadow, Waratah, Warrabrook, Beresfield,
Metford, Victoria Street, East Maitland.
